From 27 October 2025, a new law called Awaab’s Law comes into effect. This is new legislation that sets strict deadlines for social housing landlords to investigate and fix damp and mould that presents a significant risk in homes. It’s named in memory of two-year-old Awaab Ishak, who tragically died after prolonged exposure to mould in his home.
This law is an important step forward in making sure everyone has a safe, healthy home to live in.
Under the new legislation, we must:
· Investigate reports of significant damp and mould within strict timeframes
· Carry out emergency repairs within 24 hours
We’re already committed to tackling damp and mould as quickly as we can, and Awaab’s Law helps support this.
We’ve been working behind the scenes for the last two years to prepare for the introduction of this law and made some important changes to the way we manage damp and mould.
What’s changed?
We’ve updated our approach so that it’s not only faster and more consistent but also puts your wellbeing first. We’ve put clear timeframes in place for inspections, repairs, communication and ongoing follow-ups. So, when you report a problem, you’ll know exactly what to expect and when.
And we ’re in the process of revising our damp and mould policy so it reflects the latest best practices and meets all UK requirements, including Awaab’s Law. This includes clear timescales for inspections, repairs, communication and follow-up.
