- Fire safety works to our taller blocks: In the past year we completed important fire safety works at a block in Erith and we’re close to completing a fire safety project at another block in Brighton. We’re also working with the original developers for a block in Crawley to plan fire safety improvements.

- Ensuring safety in all customers homes: We complete all checks and servicing required to comply with the latest building safety legislation in the homes we manage. We also continue to work closely with managing agents, freeholders and Principal Accountable Persons in the blocks we don’t own or manage to make sure they’re completing all safety measures and adhering to the regulations from the Building Safety Act 2022.

- Introducing extra checks: If you live in one of our buildings over 11 metres in height, we continue to check your communal fire doors every three months to make sure they’re working as they should. If you live in a flat that faces a communal area, your front door will also be a fire door that we check annually.

- Delivering new safety regulations: We’ve completed all of the requirements under the Building Safety Act 2022 and we continue to follow all safety regulations. We’ve created safety cases for each of our tallest blocks and we’ll continue to update them with live information. We’ll submit the cases to the Building Safety Regulator for review when we’re requested to apply for a building assessment certificate. We also deliver all new electrical safety requirements under updated regulations that came into force on 1 November 2025.

- Consulting with you: Following a door knock we made to all customers in our tallest blocks that helped us create a Customer Engagement Strategy around building safety, we’ve visited again during the past year and will continue to do so each year to speak with as many of you as possible. We also have a dedicated team who visit each month to complete inspections. This will help us make sure we provide you with this crucial information in whichever format works best for you.

- Completing outstanding checks: Where safety checks are missed because we can’t gain access to homes, we’re following our internal procedures so we can carry out these checks and ensure the safety of our customers, their homes, and the neighbouring properties. We always work hard to book appointments that are convenient for our customers.

- We are making better use of technology: We have begun using a new IT package called TwinnedIT to capture all information about our eight tallest buildings. This software uses photos, video footage and data that gives us detailed information about each building. We’re aiming to give all customers living in these blocks access to TwinnedIT, which will help them see the works we do to keep them safe.
